If I/we enter into a contract to sell or exchange the property or part thereof either during the period of this agency or after this agency has ceased, expired, or been cancelled and the property is sold to anyone introduced by an agent appointed under this authority or through your instrumentality and that contract subsequently becomes unconditional and binding on the parties whether or not it settles then I/we agree to pay to the Agent commission and/or fees as detailed below immediately upon receipt of any invoice, and if in default we agree to pay all costs of collection including all legal fees incurred.

Properties: (1) 4 % on the first $ 500,000 of the sale price, (2) 2 % of the balance of the sale price, (3) plus GST.
